Older does not automatically mean listed, and visible period details do not reveal every concealed condition. The survey and any required specialist information shape the quotation, with unknowns and exclusions stated rather than buried.

If a chemical damp course has been quoted off the back of a handheld meter, ask what the meter measures. It is an electrical conductivity meter. It reads how easily a current passes between two probes on a surface. It does not measure moisture inside masonry, and salts in old plaster read as damp whether or not the wall is wet. Real diagnosis means carbide testing on samples from deep in the wall, thermal imaging, humidity readings, and an inspection of the whole building from the roof down.
Gypsum plaster applied straight onto sandstone or lath looks perfect for a few years, then fails. Gypsum draws moisture from both sides and holds it, and a stone wall needs to dry. That is where the mystery damp comes from in a flat that was refurbished by someone everybody was happy with at the time.
Retained features, service replacement, plaster repairs, floor condition, structural changes, specialist materials, access and the level of finish all affect the quotation. The age label alone does not set a reliable price.

What counts as a period property?
The term commonly describes homes from an earlier architectural period, including Georgian, Victorian and Edwardian properties. It does not determine whether the building is listed, in a conservation area or subject to a particular approval.
Is period property renovation the same as listed-building work?
No. Many older homes are not listed. If the property is listed, the protected character and consent route are central to the project, so use the listed-building renovation page.
Can original features be retained?
Often. The survey records the features to keep and the proposed repair or protection approach. Their condition, service routes and the wider design determine what can be retained in place and what needs specialist input.
Can wiring and plumbing be upgraded without losing period detail?
The amount of disturbance can often be reduced by planning routes early, but it cannot always be eliminated. The scope sets out access points, retained details and making good before the work starts.
What happens when hidden damage is found?
The project contract identifies how concealed findings, professional referrals, variation approval and any effect on price or programme are handled for that scope.
Can bespoke joinery match an older room?

How soon can works start?
Works are scheduled at least four weeks from your first enquiry. The first step is a short phone call, then a site visit, then a written quotation. The start date is agreed once you have accepted the quotation. Work that needs a building warrant starts only after the warrant is granted.

No. We supply and fit every job, whatever its size. We do not offer labour-only work and we do not offer fit-only work. When one firm buys the materials and carries out the work, you have one clear line of responsibility if something goes wrong, rather than an argument between the product and the fitting. Lathe and plaster ceiling brought down and a new ceiling installed, whilst preserving the original cornicing and centre rose. Brunon and his team completed the work to what I thought was a very high standard. I had been worried about the amount of dust that would be generated by bringing the old plaster down but amazingly very little escaped into the adjacent hall. They used a large extractor fan to take the dust out of my window and also used a plastic seal on the door and together these obviously worked really well. Brunon kept me up to date with detailed daily emails describing the teams progress. And on the first day when he was caught in heavy traffic caused by the trains being cancelled following a storm he phoned twice to give me updates on his eta. I also had a condemned gas fire in my lounge and the team removed this for me, plastered the resulting hole and installed an air vent. All for no extra charge. All in all I was very impressed with the professionalism and quality of workmanship of Brunon and his team and would not hesitate to use him again in the future.
