Cost to Renovate a House in Scotland: Edinburgh 2026 Guide
In 2026, our Edinburgh homeowner totals including VAT fall into three broad bands: single-room work without structural change from £9,600 to £54,000, multi-room refurbishment with service upgrades from £48,000 to £180,000, and whole-home structural, service or heritage renovation from £120,000 to £480,000 or more. The tables below give the detail and the plus-VAT figures. These are the ranges we work to in Edinburgh; we do not publish separate figures for the rest of Scotland, but the same drivers set the price wherever the house is.
We do not use a room count as a shortcut for renovation cost. Two kitchens of the same size can need different drainage, electrical capacity, wall preparation and making-good before the cabinets arrive.
The ranges below are an early orientation for Edinburgh homeowners. Every figure is indicative and dated 2026. Homeowner totals include VAT at the current 20% standard rate; the underlying plus-VAT bands are retained in brackets. If you are testing a property before buying it, our pre-purchase renovation and repair cost check applies these cost drivers to what is visible at that property; it is not a condition survey or a construction quote.
Whole-property renovation bands
| Typical scope | Homeowner total, including VAT (underlying band plus VAT) |
|---|---|
| Single-room work without structural change; check the relevant service range | £9,600–£54,000 including VAT (£8,000–£45,000 plus VAT) |
| Multi-room refurbishment with service upgrades, joinery or some layout change | £48,000–£180,000 including VAT (£40,000–£150,000 plus VAT) |
| Whole-home structural renovation, extensive service replacement or heritage work | £120,000–£480,000+ including VAT (£100,000–£400,000+ plus VAT) |
The bands overlap because a small room can contain expensive service or structural work. A large room with retained services can ask for less.
For work across several rooms or the whole property, our home renovations in Edinburgh service explains the construction scope and how the trades fit together.
Current service-page ranges
Use these indicative ranges to orient your budget. Each service page explains the scope and conditions behind its range:
Extensions have their own detailed guide: the Edinburgh house extension cost guide. For tenement work the detail sits on the tenement renovation page itself, and whole-flat projects are covered under flat renovations in Edinburgh.
| Project | Homeowner total, including VAT (underlying band plus VAT) |
|---|---|
| Kitchen renovation | £18,000–£54,000+ including VAT (£15,000–£45,000+ plus VAT) |
| Bathroom renovation | £12,000–£36,000+ including VAT (£10,000–£30,000+ plus VAT) |
| Loft conversion | £30,000–£108,000+ including VAT (£25,000–£90,000+ plus VAT) |
| Home extension | £30,000–£132,000 including VAT (£25,000–£110,000 plus VAT) |
| Garage conversion | £18,000–£156,000+ including VAT (£15,000–£130,000+ plus VAT) |
| Fitted wardrobes or bedroom joinery | £2,400–£9,600+ including VAT (£2,000–£8,000+ plus VAT) |
| Media wall | £2,400–£7,200+ including VAT (£2,000–£6,000+ plus VAT) |
Do not add these rows together to build a whole-home budget. Trades, protection, access and project management can be shared across one coordinated scope. The service page explains what sits inside its own band.
Bespoke home offices are quotation-led: the price is set out in a written VAT-inclusive quotation from the measured design rather than from a published band.
What moves the quotation
We put the measured scope first. Existing wiring, plumbing and heating may stay, change partly or be replaced. Structure, access, retained fabric and the finish specification sit beside that decision.
We price from the information available. We do not treat an architect’s drawing with unresolved openings, services or products as the same input as an approved and specified pack. You appoint the architect, structural engineer and building-warrant route where needed; Sweet Homes prices the construction as contractor.
Client scope changes, late decisions, slow responses and inaccurate specifications can alter several trades. Damaged deliveries and one-off products from untested suppliers can delay work out of proportion to their price. Region-wide shortages may change the sourcing plan.
Our quotation should show its assumptions, exclusions and allowances.
VAT and specialist costs
The homeowner total is shown first and includes VAT at the current 20% standard rate. The underlying plus-VAT band follows in brackets. The written quotation states the VAT treatment of the actual work.
Professional appointments and statutory fees are separate unless the quotation expressly includes a named item. Sweet Homes does not present itself as the architect, structural engineer or building-warrant lead.
Unknown conditions and changes
A survey cannot expose every part of an older home. If opening-up changes the known scope, the affected work pauses while the evidence and construction options are recorded.
The contract for the project sets the variation and approval process. We do not set a generic contingency percentage for every building on this page.
Pricing a renovation before you buy
If you are buying a house or flat to renovate, the renovation cost belongs in your offer, not after it. The Home Report describes condition and gives a valuation; it does not price the work you plan. A builder can, as a builder’s renovation survey rather than a chartered surveyor’s survey.
For tenement flats, read buying a flat in Edinburgh to renovate for the checks and factor questions to raise before you offer. For the report itself, what a Home Report covers and what it can miss explains how to read the repair categories. Our pre-purchase renovation consultancy applies these ranges to a specific property.
