Find the stair before pricing the room
Headroom in the middle of the roof can make a loft look generous. The stair arrives at an edge, passes through the floor below and needs a workable landing. Structure, escape, insulation and services reduce the area that can be used.
We use the initial conversation to establish the intended room, the property type and what professional information already exists. Your architect owns the design. Your structural engineer supplies the structural information. You appoint the building-warrant route and any planning or listed-building advice needed for the proposed roof changes.
Sweet Homes remains the construction contractor. Our written scope may include structural floor and roof work, openings and weathering, insulation, stairs, internal services, plastering, joinery and finishes. Electrical and gas work is carried out and certified through the competent trades we appoint.
An untested stair position or unfinished structural brief leaves design questions open. The quotation lists the missing information and identifies what still needs to be decided.
