What a Home Report does not tell you about a property in Colinton

Every buyer of a property in Scotland already receives a Home Report before they make an offer. What the Home Report does not tell you is what any of that will actually cost to fix, whether the site itself makes the changes you want achievable, or whether the planning constraints that govern this part of Edinburgh will permit them.

Colinton sits in and around the steeply sided gorge of the Water of Leith. Properties in Colinton Village and on the slopes above the Dell occupy dramatically uneven ground. A Home Report may note roof or drainage condition but will not tell you whether a sloping site makes a rear extension structurally complex, whether the fall of the ground affects drainage routes for a ground-floor bathroom, or whether access to the rear is so constrained that materials delivery will add significantly to build cost. Topography and access are consistently among the biggest cost drivers on renovation here.

The high stone boundary walls that define the Villa Zone and give Colinton’s streets their sheltered enclosed character are conservation-area features in their own right. Rebuilding a section of collapsed wall must use matching stone. Creating a new vehicular entrance requires planning permission that may not be granted if the opening would harm the character of the wall or the streetscape. The Home Report does not assess boundary walls against replacement cost or the planning constraints around modification.

Many villa plots carry significant mature trees, some subject to Tree Preservation Orders. A tree under TPO cannot simply be removed because it constrains where you want to build or because its roots are affecting a drainage run. The Home Report notes trees present close to the building; it does not identify their TPO status. Properties designed by Sir Robert Lorimer, Sir Robert Rowand Anderson, or Edward Calvert carry higher planning scrutiny for external alteration: Lorimer’s Colinton Manner is specifically recognised in the appraisal.

Properties on the southern edges of Colinton, particularly around Bonaly and along Dreghorn Loan, may sit within or immediately adjacent to the Edinburgh Green Belt. An extension that would be straightforward in Morningside or Bruntsfield may face Green Belt objections at this boundary. The Home Report does not flag Green Belt status.

Why Colinton needs local knowledge, not generic survey

Topography drives build cost

Colinton sits in and around the steeply sided gorge of the Water of Leith. Sloping sites complicate foundations, drainage routes, and materials access. Topography and access are consistently among the biggest cost drivers on Colinton renovations and rarely feature in condition surveys.

TPOs on mature garden trees

Many villa plots carry significant mature trees, some subject to Tree Preservation Orders. A tree under TPO cannot simply be removed because it constrains an extension footprint or its roots affect drainage. The Home Report notes trees; it does not identify TPO status.

The Lorimer Colinton Manner

Properties designed by Sir Robert Lorimer, Sir Robert Rowand Anderson, or Edward Calvert carry higher planning scrutiny for any external alteration. Lorimer’s Colinton Manner is specifically recognised in the appraisal. We check the architect attribution before you commit.

High stone boundary walls are conservation features

The high stone walls defining the Villa Zone are conservation-area features in their own right. Rebuilding or creating new vehicular entrances requires planning permission, which may not be granted if the opening would harm character. Planning a driveway? Ask us first.

What the Pre-Purchase Feasibility Check includes

A paid, structured assessment that gives you a written record before you commit.

60-minute site visit

Arranged around access availability. Before or after you make an offer, before is better. We walk the property, check the points a Home Report cannot cover, and note everything that affects the renovation you are planning.

Planning constraint assessment

Conservation area status, listed building implications, local planning framework specific to your property. Everything that will govern what you can actually do.

Realistic budget range

Based on current contractor and material costs. Where relevant, an assessment of the cost premium for heritage-standard materials and the additional requirements of working within a listed building or conservation area.

Written Feasibility Summary (PDF)

Delivered within 2 working days of the visit. Includes a Red, Amber, Green list of unknowns: Red means confirm before committing, Amber means sensible to confirm soon, Green means low-risk items to monitor or plan later.

Fee offset against project

If you proceed with Sweet Homes for the renovation work within 60 days, the £350 + VAT feasibility check fee is offset against the project cost.

How the feasibility check works

Straightforward. You share the listing, we walk the property, you get a written record.

  1. Get in touch with the listing

Share the property listing link and any photographs you have. If you have specific concerns about listed building status, conservation area constraints, or planning rules, bring those questions to the conversation. A phone call is the natural first step.

  2. We agree the visit and fee

The fee is £350 + VAT, fixed before we arrange access. We confirm the visit date around seller availability. If you are close to a closing date, tell us and we will prioritise.

  3. The 60-minute site visit

We walk the property with you, or alone if you cannot attend. We check the points the Home Report cannot cover, note the planning position, photograph the details that matter, and flag the constraints that will shape any renovation scope.

  4. Written Feasibility Summary in two working days

A PDF delivered to your inbox. Red, Amber, Green list of unknowns, budget range for the work identified, planning position notes, and a straight read on whether to proceed, renegotiate, or walk.

What this actually costs you

The Pre-Purchase Feasibility Check is a fixed fee of £350 + VAT, agreed in writing before the site visit. The price you agree is the price you pay. If you proceed with Sweet Homes for the renovation work within 60 days, the fee is offset against the project cost. On a Colinton property where a specific planning constraint is the difference between a straightforward purchase and a planning dead-end, this is usually a fraction of the offer adjustment it saves.

The agreed price covers the written scope. If anything unexpected comes up once we open up, we stop, show you what we found, and give you a costed option before we proceed. You will never be committed to additional cost without agreeing to it first.

What clients say about working with Sweet Homes

Brunon is easy to talk to, to agree a price with and set a date for the job. He produced a quality job at a very reasonable price, even when it became evident that more work was required than anticipated, a solution was quickly agreed and implemented.

R Dodds, Verified Trusted Trader review

Brunon does a clear and thorough written quotation before the work, so you know exactly what is expected. He tries to simplify jobs, rather than complicate.

The difference this check makes in Colinton

A rear extension ignored the slope and cost a third more

The specific constraint you are most likely to miss without experienced eyes on the property. We test it directly during the walkthrough.

A planned driveway refused because of the boundary wall

A common assumption that can expose a buyer to an enforcement risk or an overpaid offer. We test the assumption against the actual council position.

A clear and thorough written quotation before the work, so you know exactly what is expected.
Verified Google review

A Lorimer property proposal that triggered heritage scrutiny

A factor in the price paid that may not be realisable given the planning framework. We assess whether the premium is justified by what the property can actually deliver.

Meticulous in respecting our property.
Verified Trusted Trader review

A Bonaly extension caught by Green Belt objections

A hidden liability that the Home Report has no mechanism to identify. We check the planning history and flag anything that looks missing, irregular, or enforceable.

Colinton feasibility check: things worth knowing

Does the steep topography really add that much cost?

Yes. Sloping sites complicate foundations (deeper dig, often stepped), drainage routes (fall and run calculations need care), and materials access (standard delivery lorries cannot always reach the rear). On Colinton projects we consistently see 15-25% cost uplift on extensions compared to flat-ground equivalents, before any heritage-standard specification premium.

How do Tree Preservation Orders affect my extension plans?

A tree under TPO cannot be removed without consent, and consent is usually refused where the tree is healthy and contributes to the character of the area. If your extension plan depends on removing a specific tree, we check the TPO status before you commit so you can factor the risk into the offer. All tree works in the conservation area, even on trees without a TPO, require prior notification to the council.

What is the Colinton Manner and why does it matter?

The Colinton Manner is the Arts and Crafts and Scottish vernacular approach associated with Sir Robert Lorimer, specifically recognised in the conservation area character appraisal as part of Colinton’s architectural significance. Properties in the Lorimer style (also Sir Robert Rowand Anderson and Edward Calvert) carry higher planning scrutiny for external alterations. We check the architect attribution before you commit so you know whether your property carries that extra scrutiny.

Can I create a new driveway through a stone boundary wall?

Not straightforwardly. The high stone boundary walls are conservation-area features in their own right. Creating a new vehicular opening requires planning permission and may not be granted if the opening would harm the character of the wall or the streetscape. Buyers planning a garage conversion or new driveway need this assessed before they commit to the property.

Is my Bonaly or Dreghorn property in the Green Belt?

Possibly. Properties on the southern edges of Colinton sit within or immediately adjacent to the Edinburgh Green Belt, which creates a presumption against development that an extension or outbuilding proposal must overcome. We check the boundary position directly from council mapping.

What about converted mill buildings along the Water of Leith?

Upper Spylaw Mill, Kate’s Mill, Redhall Mill. These carry specific structural constraints. Rubble walls often 600+ millimetres thick that are load-bearing and cannot be opened up for open-plan layouts, small window openings reflecting industrial origins that are unlikely to receive planning consent for enlargement, and uneven or split floor levels reflecting original industrial use. Understanding what is achievable within the existing envelope is the key feasibility question.

How soon after the visit do I get the Feasibility Summary?

Within two working days, as a PDF. Includes a Red, Amber, Green list of unknowns, realistic budget range, and specific notes on topography, TPO status, architect attribution, and Green Belt position where applicable.
