Date the crack before filling it

Take one photograph of the whole wall or ceiling and another with a ruler beside the crack. Add the date. If the line changes later, the first photograph is more useful than a fresh coat of paint.

Do not force anything into the opening to measure it. Record nearby changes as well: a door that has begun to bind, staining, loose plaster, or movement that can be felt in the floor or ceiling. Those are observations for the person inspecting the building.

Width cannot diagnose it

A fine line may sit in paint or skim. A wider line may follow an old junction between materials. Location, direction, substrate and change over time all affect the professional assessment, so Sweet Homes will not label a crack safe or structural from a photograph and a width.

If it is changing, surrounding elements are moving, or anything appears unstable, keep people clear and seek prompt advice from a building surveyor or structural engineer. The suitable specialist can be agreed at the initial conversation. The homeowner appoints and retains that professional.

Repeatedly filling a changing crack removes part of the record. Leave it visible for the inspection unless a professional gives another instruction.
